Full valuation (inspected)
A formal valuation, after inspecting the property.
We inspect the property inside and out, review the evidence and give our opinion of Market Value in a formal written report, with the purpose and scope agreed in writing first.
What you receive
- An internal and external inspection of the property
- A description of the property and its location
- Key statutory and environmental checks, such as planning history, flood risk, EPC, council tax band, and conservation area or listing where relevant
- Market commentary
- Comparable evidence, with addresses, prices and dates, and how it has been weighed
- A SWOT analysis: strengths, weaknesses, opportunities and threats
- Our opinion of Market Value, and other bases of value where agreed, in a formal report under the RICS Valuation – Global Standards (the “Red Book”)
- The assumptions, special assumptions and limitations on which the valuation rests
Fee
Quoted on application
The fee depends on the property type and size, its location, the purpose and basis of value, any valuation date in the past, the number of properties and the timescale. We confirm it in writing before we start.
Turnaround. Report usually within 3 working days of inspection. Faster turnaround can be agreed when we confirm the scope.
Scope and reliance
Every full valuation is carried out under written terms of engagement. These name the client, set out the purpose, the basis and date of valuation, the extent of the inspection and any assumptions, and state who may rely on the report.
The report is for the named client and the agreed purpose. No one else may rely on it unless we agree this in writing. It is not for mortgage or secured lending purposes.
For many purposes a desktop valuation is enough. Tell us what the valuation is for and we will recommend the right approach before you commit.
How it works
- Send the address, what the valuation is for and any relevant date.
- We confirm the scope, fee, inspection arrangements and delivery date in written terms of engagement.
- We invoice; work starts once the terms are agreed and payment and the information are received.
- We inspect the property, then send the written report by the agreed date.
If you are a private client, you can ask us to start straight away. You lose the right to cancel once the report has been delivered.
